GC Service Brief
Concrete sealing and protection services extend the service life of commercial concrete surfaces by reducing moisture penetration, chemical absorption, and surface wear. Sealing is appropriate for parking lots, warehouse floors, sidewalks, and decorative concrete where protection enhances performance and appearance. Sealer selection depends on surface type, exposure conditions, and performance goals.
Penetrating sealers absorb into concrete pores and react chemically to reduce permeability without changing surface appearance. These sealers are suitable for exterior surfaces exposed to weather and deicing chemicals. Penetrating sealers do not create film buildup that can peel or wear in high-traffic areas.
Film-forming sealers create protective layers on concrete surfaces. Acrylic sealers provide moderate protection with some surface enhancement. Epoxy and urethane sealers provide heavy-duty protection for industrial environments. Film-forming sealers may require periodic maintenance or reapplication.
Surface preparation affects sealer performance. Surfaces must be clean, dry, and free of contaminants for proper sealer penetration or adhesion. Power washing, chemical cleaning, or mechanical preparation may be required depending on surface conditions.
As a general contractor, we provide sealing services as part of new construction or as maintenance services for existing properties. Direct contracts ensure accountability for sealer performance.
